Tenant Responsibilities

At LASTRA Property Group, we are committed to ensuring a positive and professional tenancy experience. As part of that commitment, it is essential for every tenant to understand their responsibilities throughout the duration of their tenancy.

Tenant Responsibility Handbook

Upon moving into your property, LASTRA Property Group will provide you with a Tenant Responsibility Handbook, outlining key guidelines and expectations. This handbook serves as a useful reference for maintaining your home and understanding your obligations.

Living in a Tenant-Like Manner

Under UK tenancy law, all tenants are required to maintain their property in a "tenant-like" manner. This includes:

  • Carrying out minor repairs, such as replacing lightbulbs or fuses
  • Keeping the property clean and in good condition
  • Avoiding damage to the property, including preventing damage caused by guests
  • Using fixtures and fittings properly (e.g. not blocking toilets or sinks with unsuitable items)

Please note: Your tenancy agreement will not include any clause that passes the landlord's statutory repair responsibilities on to you. For example, you are not responsible for major structural repairs such as those to the roof or external walls. Such clauses are unenforceable by law.

Repairs & Maintenance

Tenants are required to promptly report any repairs or maintenance issues to LASTRA Property Group. Until we are made aware of a problem, we cannot begin the necessary repair work.

  • Reporting repairs is a condition of your tenancy agreement, regardless of the severity of the issue.
  • Repairs must be reported even if they appear minor or if you are not immediately concerned about them.

Access for Repairs:
LASTRA Property Group will always provide at least 24 hours’ notice prior to any visit to your property. Appointments will be scheduled during reasonable hours, typically between 8:00 AM and 6:00 PM.

Rent Payments

As stipulated in your tenancy agreement, you are expected to pay rent on time each month. Failure to meet this obligation may:

  • Impact your deposit return
  • Negatively affect references for future tenancies

We encourage tenants to set up standing orders or reminders to ensure timely payments.

Moving Out

When your tenancy concludes, LASTRA Property Group will coordinate a check-out inventory inspection. An inventory clerk will meet you on your move-out date to assess the condition of the property against the original inventory provided at check-in.

As a tenant, it is your responsibility to:

  • Return the property in its original condition
  • Address any damage or cleaning issues prior to check-out
  • Ensure the property is cleaned to a professional standard
